Zoning is a form of regulation of property by local governments.The laws dividing cities into different areas according to use, from single-family residences to industrial plants. Zoning ordinances control the size, location, and use of buildings within these different areas. The objective of zoning must be considered from the standpoint of the public welfare and of all the property within any particular use district.
One of the objectives is to preserve existing property from depreciation. They are designed not only to protect residential neighbourhoods against intrusion of buildings to be used for commercial and manufacturing or trade purposes, but to confine commercial and industrial purposes to specific parts of the municipality to the exclusion of residential construction.
